Hey @Jeremy Brown,The requirement for a full foreclosure is 7 years without extenuating circumstances for a conventional loan (you can't use FHA on the rental, unfortunately). 

Judging from nearby listings and sales, it looks like you might be able to get $155k-165k with a full rehab.

I'm in the National Guard in SC, so not full time, but my brother is active duty regular Army and will be looking to get into REI at some point too.

They have to weigh less than 25lbs when they are full grown.

I've actually considered doing that full time while building up my buy and hold portfolio.

Once the full tenant payments kicked in he had significant cash flow with a small investment.  

So at the time that I'm authoring this post I'm still in the assignment contract even though there is not one currently active with the owner of the house.So my question is, at this point could I walk away from this deal and get my full deposit back?
