I've searched the forums, used the BRRRR calculator, watched BP Youtube videos but haven't found the answer. - How does my HELOC factor into my calculations below?

My understanding of Capital Gains from the forums and podcast is that I wouldn't have to pay Capital Gains since I have lived there as a primary residence for the last 2 1/2 years?!

I have already immersed myself in webinars, books and various forums.

The forums here are fantastic with so many competent entrepreneurs participating! 

This site is mostly dedicated to single family real estate however, you may be able to find some people in the landlord/ tenant forum that have PM experience for either hotels or multi family properties that could translate to your issues.
