Austin market is out of my price range and looking at investing back in my home town (Single family/Multifamily).

I'm working towards Energy Star in my new 4 unit build because it's fairly easy to get slightly above code and cheap to have the raters come and certify you with the Energy Star label which would add value for the tenants especially for people with alergies or aesthma. 

Hey Jerrell, The answer is yes, we have done it several times with our off-market leads.

As a result I can suffer severe rent decreases, and still not have to “feed the alligator”.4- I keep a heavy amount of money invested in Vanguard Money Market Fund.  

I’ve recently started exploring real estate investing as a path to financial freedom and am interested in the South Florida market.

First and foremost- why not just get your rents up to market rates? 

The strategic location in a growing market and the opportunity to significantly increase the property's value through renovations made it an attractive investment.

The gulf coast is a great market and offers opportunities in all 3 areas.

What else should be doing in terms of tech, CRM, networking, social media and marketing to have max effects on mentee locating, market identification, tenant marketing And deal finding....
