Hence, over time, you need to have a good amount of lines or credit cards open in order to ensure you can spread the utilization over multiple credit lines/cards.  

I will say the best rule of thumb here is to ensure you buy right.  80% of the property value is said to be a good rule of thumb.

Your numbers look good and I would recommend ensuring you have the funds set aside for repairs/maintenance and improvements even though you appear to be setup nicely (nothing worse than a small repair turning into a big one).
