In other words, the methodology not only permits a Sponsor to overestimate comps and therefore returns, it almost encourages him/her to do so.

The difference between a "safe" and "unsafe" area can be as little as a single block so this can help you pinpoint whats going on in your exact location.Lastly I would encourage you to give the local police precinct a call and ask them about the neighborhood.
