It really is easy that way.  

Xero has come out with a self employed version (think it is free or low cost)  that makes it super easy to swipe one way for personal and one way for business.  

It is that easy to gain more knowledge and be more skilled when it comes to the real estate industry.

Proforma upside are not usually easy to get as most tenants have been in place for a LONG time and can't afford the current market rate. 

Keep in mind local rules apply.

But I've never been a big believer in following arbitrary rules. :) I can get away with it in my own house, on a flip or rental I wouldn't try it. 

and how it looks if you or they want to move out before the other (with you as owner, you cannot discriminate when you place new neighbors for them).Still use a rental agreement, and give both parties an easy out if it isn't working out.
