I imagine you can find good deals in the inner ring of suburbs if you're willing to pay more in a downpayment. 

Get technology: Get a camera of some sort, like a ring.

======Become a POWER LISTENER=== Here's a listening trick that I use sometimes.....lean forward and slightly towards them while they're talking and place your cupped hand behind your ear to increase amplification if a distraction arises while they're talking.

Well I'm sure CPAs are swamped right now with preparing taxes; perhaps I can get someone's ear after April 15th and have them do a review of what I've prepared to see if I got everything right or if I missed anything.

A couple of leak sources that the others have left out:* toilet tank bolts (these mount the tank to the bowl and rust out from water contact within the tank)* toilet tank gasket (gasket between tank and bowl)* toilet bowl wax ring* tub faucet handle escutcheon plates (water gets behind these plates and then gets behind the wall)

I would start at the largest brokerage office with the biggest market share, their phones will be ringing and generating leads, also find an agent in that office that has more listings than they can handle and do open houses for them Saturdays & Sundays, or commuter open houses during the week, here you will meet people and therefore more leads, problem here is that the commission splits will be lower since you are new and that is the typical formula...going to a fee based brokerage will cost you money monthly and you will be responsible for creating your own business since typically leads will be sent directly to the broker who's listing the buyer is calling on...work your network, that's where the best leads will come from in the end...just my opinion !

Don't expect for your phone to be ringing off the hook if you decide to get a vehicle wrapped.
