I just put 5000 to be conservative but owner states he just put in new hot water heaters, roof is in good condition, the pics of the yard look like it is really well maintained, etc  The detached garage looks old but has a brand new roof on it and has been painted to match the apartment building.

Make sure you understand that some of these loans are seconds and w/o some type of title search you would be crazy to bid.There was a guy on here that bought one on the steps only to find out there was a 400k first and e was second.

I have 11 what I call A's and they are always full so I have no vacancy factor.. maintenance costs 2 to 3% and that is just filters ... but these homes I brought brand new 5 and 6 years ago.. same cannot be said for used homes generally
