The competition for duplex/multi-family is fierce, but it may work for you as an owner/occupant willing to pay a bit more than an investor.  

Hey folks, My name is Jeremy, I'm based in Halifax , Nova Scotia and first got into real estate back in 2016 when my wife and I purchased and rehabbed a 100 year old duplex in Halifax's north end. 

This is a duplex in Clark Fulton. 

You will have a lot of trouble with them, find a good mason that works fast, I say mason because any wood, metal or plastic fence will be destroyed over night, build a block wall and fill it solid with concrete and rebar.

There are a lot of duplexes around San Gabriel Valley which could potentially work toward your goals.

Another little trick I learned is to go on Zillow and type in DUPLEXES for sale in the zip code you are looking at buying.

Thank you for your time,MoosaHi Moosa,I'm in the same boat in determining that now as we've been priced out here in South Florida (currently have 3 properties - a house hack duplex, a long term and a short term vacation rental) I'm also starting my education on that with David Greene's "Long Distance Real Estate Investing" which is referenced on BP quite frequently, so that's probably a great first step. 

There are several people here who like to use it for residential properties, but I don't believe it's a great indicator of value for residential, especially SFH and duplexes.

I recently found a duplex near W 14th and 15th & Warren St in Davenport, IA, that makes a lot of sense when I run the numbers on it.
