Well my first thought is... there's a 2 bed condo in OC that rents for under $1,400??

Garbage service is included with the taxes.Mortgage would be required and the seller is open to holding a small portion of the note.Similar properties in the area or even duplexes have sold for $390k to $450k..If any other info needed, just let me know.

Just be careful with condos as HOA fees and assessments can eat your cash flow.

They consist of six single families, three duplexes and three condos.  

The catch is that Fannie and Freddie (to the best of my knowledge) will not underwrite a 2 unit manufactured home (it’s not a modular, it’s a double wide duplex, 6/2).
