If plumbing is placed in convenient locations and you are able to split the Heat and A/C service, it could be 5-10k to add a new unit and really up the value and income.

And I would install downspouts and minor re-grading to direct water away from house.I have plumbing and basement specialists checking the home out, this week, but I wanted to get some feedback from this community in case this seems like a money-pit even if those inspections come back okay.This house would likely be rentable with very little immediate repairs needed, and the rent/insurance/taxes would be around $500.

Pay attention to square footage, age of the property, number of bedrooms, number of bathrooms - keep track of every new listing and follow them until they close, get it all on a spreadsheet... (3) look for a multi family, instead of a single (this is an easier way to build equity and create long term wealth), (4) instead of 20% down, try to get a 5% down program - use the cash to upgrade the HVAC, electrical, roof, plumbing etc., (5) live in the multi for a couple of years and keep saving as much money as possible, and (6) start looking for another similar property and do it all over again...

In my case it’s not the additional bathroom, but the say 2 extra electrical circuits with 5 outlets and the additional plumbing (say three drains, etc).

Electrical and plumbing were the most expensive to install (sewer, water, gas and electrical lines, plus breakout boxes adds up quick) but dealing with SoCal gas didn't cost us much but they were the biggest pain.

My nightly rate average is 4% higher than last year.The biggest change for me since COVID has been an increased number of cancellations, 100% domestic guests versus a large amount of international guests, and due to COVID guests stay inside the house much more than they used to so I've been having a lot more wear and tear issues than I used to.My nightly rate is about $14/night higher than houses in the area

I got it at a great price about 5 years ago, due to its foundation issues.During the sale, our real estate agent successfully negotiated for the seller to pay the cost of the foundation repair, and then we eventually split the cost of resulting plumbing repair with the seller (a very expensive endeavor).My husband and I are househacking.
