My company withholds based on my residence and they are in another state, I am not sure why this situation would be any different. oh and pay them by check, document hours.Note I am not a cpa or anything just a parent who has been there.

@Marc Dufour Yes, you would need to get estimates for the repairs so you can deduct from security deposit and clearly document on the invoice, send the tenant a copy & keep a copy of the invoice and a copy of the refunded security check for yourself.However, you may want to wait until the move out inspection (after all of tenants belonging are removed from the property) to get a clear assessment of all repairs that are needed) . you don't want furniture/furnishing blocking or hiding anything.

Owner used a PM company, however I would manage it myself, and I am very handy with repairs.Realtor informs me he can get all necessary documentation on the financial side of things.

Since the court documents says if it falls on the 1st or after she will have to pay me next month as well to get this dismissed.Now the issue is the tenant is claiming she didn't get anything from court.

So I called my wife and shared the good news, then I called the bank I got pre-approved thru and let them know and that my Realtor would be sending documents over.Thursday(today) He calls me and says the bank is now looking at other offers and if I want to stay in the running I need to submit a new higher offer.
