Do you have any tips or resources recommended for getting up and running for a newbie landlord for just a room rental?

I would like to know which sites are reliable to do some market research on population growth, and income on zipcodes, and counties in Delaware.

How did you find this deal and how did you negotiate it?

People that show up and do what was quoted seems hard to find sometimes.

Hey Mani,I don’t have firsthand experience with the Memphis market, but I do invest heavily in Detroit and have done well with Section 8 properties there.

It will cash flow very nicely once all 10 units are renovated and rented out

Is it better to have 2 separate Internet services (1 for each side) for a Duplex? 

Not that the communication policy they set forward is outrageous, it just gets tiring of being told what and how to do things from the various platforms.  

Purchase price: $320,000 Cash invested: $25,000 It's a 2 unit Duplex with 2 bedroom 1 bath.
