@Andrea GalloThe beginning of the journey should be focused on deal flow, deal analysis, and networking with investors.

The agent should have nothing to do with the deal after the sale.

The place I am at now is trying to figure out how to get the funding to do these kinds of deals. 

@Daniel TorresWhen you mention “investors” that plural means in most instances you would need to file for a sec exemption unless it’s one investor for one deal (or in CA can do trust deeds).It’s up to you whether you offer debt or equity.

It is more like a handshake deal between the tenants and the landlord.

I highly recommend finding a financial broker, like Marcus Göhler, who packed my last deal.

What made you interested in investing in this type of deal?

My deals in Nassau county are not seeing any seller concessions, especially in blue ribbon school districts (forgettaboutit lol!)
