In Southern California, the Courts are very pro tenant and can be quite time consuming. 

People fraudulently obtain an emotional support animal to circumvent the no-pet policy in rentals.

If the cash flow doesn't support a PM, dont buy it. 

So any advise/help on working with the broker to support my creative financing option/deal is appreciated.

Most max at 75% LTV. 80% LTV is possible if the rent from the property supports the loan payment.

The difference is that Realtors are subject to laws that the state puts in place to protect consumers from shady operators - like wholesalers.The license exam in Mass is shockingly easy. 

Booking.com is awful. 0 support yet they take the same or more as other platforms. airbnb and vrbo should be more than enough.

I have tried everything to get the tenant to complete the assistance formalities - started their  application, filled out most, but it still needs supporting documents to be sent directly by tenant, which they are not doing and not communicating.
