FLIP opportunity in awesome CA town. REO package of multiple SFR's.

I dont have CASH to buy it all myself, but have some. Looking for good strategies. This is an REO package deal. So any advise/help on working with the broker to support my creative financing option/deal is appreciated. I have not navigated this space of REO acquisition before and therefore looking for help. Open to listen to all advise and if any of you can actually help with property acquisition.

Understood the whole deal/process is not a cake walk and there will be lot of hurdles. However I understand the work involved, but it certainly is a potential.  Planning to buy/rehab and sell. May be retain one of the property as rental if financial model support that.
