In my area, many target traveling nurses for MTR, so they for example would seek homes within a reasonable distance of large medical employers, which in my area would be the Wexner Medical Center and Nationwide Children's Hospital. 

Showing a family a home to live in and raise their children is quite different from showing an investor a property.

For tenants, you will see a lot of traveling nurses between the various, ever-growing OSU medical facilities as well as Nationwide Children's Hospital.

Keep in mind if you are keeping the Riverside home for the long haul for children it will be challenging.
