if you are first time investor, just run away.This is similar like someone buying used car after a total damage.If you have experience with huge reserves, then it's possible to chase this opps.

That’s the basic investment principle in there , basically we are chasing the spread between asset and bond spread lol

Their overall budget may go down but they still want a house so people right now looking for a 400k 4/3 with a finished basement may need to settle for the same size but unfinished basement or non level yard to chase the payment they can afford. 

Hopefully STR is paying for its mortgage and that's a win for me but that's what I am chasing at the moment.

I wouldn't chase a lead where the seller's best option is to list the property.

Or it means seller knows it won't appraise, and is looking for buyers chasing getting a place vs getting a place that makes sense.  

I wish I had used that money for purchasing RE but I was still chasing the corporate dream of being a big boss one day. 

My biggest advice for out of state investors is finding the right team members who has your best interest at heart (and not chasing a commission check or see you as a paycheck!).

If there is more supply than demand, suddenly the supply is in a feeding frenzy of sorts, chasing after the demand with lower and lower prices.
