I am newbie and looking to get my first investment property. I have tried to look for one but don't have much success. Can somebody point me to areas to check out ?

Hi Viktor, welcome to BiggerPockets! The things that worked for me when I first started out in real estate were one, being able to find the right realtor that I could work together with. Second, I would go to events to network to more people that would lead me to the third one which is pocket listings. 

If you are not set on the Phoenix area, you may want to consider investing in OOS here in Columbus, Cleveland or Cincinnati. The price to rent ratio makes for great investments. Not to mention our appreciation has been 8% higher than the US national average, because of the high demand for affordable housing.
