I think your best bet is going to local clubs in those areas, it would probably be a good thing to go visit the area your going to invest in.joshs@Josh Caldwell is right BiggerPockets is a great place as well, I assume you where saying BiggerPockets not bogger pockets right @Josh Caldwell?

Your next best bet to find something cheap is the North End which is about 3 Miles North of Downtown, but off Woodward and Oakland Aves, or maybe the east Jefferson Area.Also, if your Spanish is pretty solid, and can handle dealing with people without a verifiable job, or immigration papers, SW Detroit, in Mexican Village could be an option.In all these places I mentioned you better be ready to dig in hard on a renovation, and take control of the property.

If I recall correctly, four units is the maximum size before you're considered as full-commercial.

This makes the similar sized duplex units look like a steal.One big problem is that the current owners of the old houses can't find a replacement home.My idea is to let them trade up into a duplex in their same neighborhood.

It is incredibly difficult to get good renters for a house of this size ... because the rent is high(er) and the utility bills are hard to handle.
