We are looking to develop 10 (3 unit) multi family buildings on the land, I own a construction company so I'll manage every aspect of the project and finance it.I am having a hard time structuring a deal like this, that works for everyone.

We do as part of our projects when people partner with us or pay a discounted rate

It’s been a while, but I supported the Expedia project in the former airport terminal space years ago.  

Coastal development is much more complicated than projects further inland. 

The types of projects, the project costs, timelines.Personally, I think the end result for us all is to have an ever growing and expanding REI company that remains a player in the game for decades to come. 

This is the most basic level of protection and it is not very effective, but it is still better than nothing.

Now, some basic comments.Lenders LOVE interest only loans.  

There used to be people who work the "overages", basically contacting people and setting up a way to claim the overage for a % of what's due. 

There are folks who do turnkey differently (including us) where the headache of project management, finding tenants, and all of that stuff is taken care of without paying extra fees.
