Structure multi family build with land owner and myself investor/builder

I am looking for some advice on how to structure a deal. Here are the details.

The land owner would supply the land, I would supply all costs and construction. We are looking to develop 10 (3 unit) multi family buildings on the land, I own a construction company so I'll manage every aspect of the project and finance it.

I am having a hard time structuring a deal like this, that works for everyone.  I would be in charge of running the project, construction, all costs, I would float the project.

Once the first unit is completed we would put financing on it and the proceeds would then fund subsequent phases, enabling us to progress through the project over a multi-year timeline, likely spanning 3-5 years.

Estimated my construction cost would be 350,000 per building (pure cost no profits). The land value I would estimate to be around 100,000-175,000.00.

I'm open to any insights or suggestions on how to structure this project in a manner that benefits both parties. The goal is for each of us to
retain ownership of the completed buildings, though we're undecided on the ownership split.
