Hello everybody my name is Sevak i'm new to the real estate industry ( about 2 months) I come from the financial world, i'e spent several years building my business in the finance  and as things are being put more on auto pilot  i'm looking to set up my future and gain financial freedom.

I've been sued 5 times - 3 times by insurance companies (2 auto, 1 property) and twice in my capacity as an organization's official.

They are 100% on time, no eviction, current auto debt is 42K, no bankruptcy , no collection, 0% credit utilization, longest credit length is 31+ years.

Trying to familiarize myself with the mechanics of hard money lending. 

I've scheduled two quotes with TDH Mechanical and no one has shown up both times.

Mine will have better stairs though lolPROS:Fast, no permits needed for temporary structures, inexpensive at nearly half of the cost of the cheapest permanent ADU, can take it with me to my next property so I don't have to live in a construction zone, additional options for financing using an auto loan or RV loan (my original plan was to use fund most of it using heloc or cash out refi, which may still be better but having more options is great)CONS:Transportation costs $3-4K, RV hookups cost $??

I haven't gotten into the nitty-gritty but the overall goal would be to create a virtual property manager so that you can truly put your rentals on auto-pilot without the high fees. 

I operated my Auto repair business at this property.
