Here Thales could not because a mechanics lien has to be for “improvements” to the property, lawn cutting wouldn’t be eligible.

These sort of clauses were much more common 100 years ago before zoning was what it is today and private sellers used it as a mechanism to enforce some sort of development standards in an area.
