I currently am thinking about just applying with these independent mortgage bankers, because it seems like they can approve people with higher DTI.Is there anything I can do to better my chances of getting approved, so I can start house hacking??

Is it possible that all partners as joint property owner - can apply for individual loan, and later change form the LLC and change the title to LLC?

Am I really stuck in applying for these rates until February or March reflect 2020 and 2021?

When they can't buy and realize they're not getting their $29,000 back or it is not getting applied to the purchase price, they get mad. 

If you agree on a cap rate, you can make your offer based upon the cap rate applied to verified income.

I'll do what I can to keep them comfortable, but the word "emergency" only applies to something like a fire, not a broken appliance. 

@Gaetano Ciambriello it's important to note that this only applies to Fannie's likelihood of issuing an approval on the automated underwriting system.

Not sure what they are going to use as the income cutoff, but was told to apply for a low interest loan and if approved and income is under cutoff it will become a grant.
