I'm a renter.I pay 2200 a month for a little micro one bedroom apartment.

It is tiny [870 feet] 3 bedroom, 1 bathroom,no garage or even a carport.

My partner and I are differing on which way to do the layout.From my studies, a true 1 bedroom would maximize our rental income.However she believes we should make it all open with a little staircase that leads up to a small bed.

I know many friends that have 4 bedroom places and rent out 3 of the rooms living there rent free.

Depending on were your at in the country this could be ample credit or it could be just 6 houses in San Francisco area :)

Or laminate in living room/bedrooms and tile in bath/kitchen?

I had a seller respond to an ad that needs to sell and needs to sell quick due to being out of a job and I need feedback on the best strategy to exit the property.She owes the following on the property:HOA $3,835Taxes $5,000 Mortgage $69,700This is a 1 bedroom condo with a tenant in place that has been there for 3 years and the seller just raised the rent to $695 and the tenant wants to stay on a month to month lease.

They list the comps they use and they were mostly much higher values than my house and mine has more bedrooms, baths, and is bigger than most. 

The house is a 1960's era split level with 3 beds and 2 full baths, however there was no existing master bedroom.
