If you are always looking for a deal, talking to other agents, investors, and simply driving neighborhoods.

If you need an agent recommendation for the area, I'd be happy to pass your info along to a couple of people that are active in that area and mostly work with investors. 

Check with a local real estate agent to find out what they know about the place.

You can also check permits at the city building department.Not mentioned so far, is functional obsolescence: rooms with low ceilings, pass-thru bedrooms, too steep stairs, no place for appliances, etc.The challenge will be finding balance between an agent telling you any inspection issues are no big deal and freaking out about little things.

Once you've settled on a market and investment strategy I'd recommend making connections with local agents, lenders, pm's, and contractors.
