There are a lot of start up costs and also competition with the major soft drink companies. ( Stainless steel tanks, trucks, advertising, bottles, labels, marketing, health department regs, etc. )As I am an idiot when it comes to real estate, do you have to 1031 all at one time or over time?

I see no means to justify a FHA in my upcoming multifamily purchase.Well I guess the only way is if I want to rush into something and I can find NO other means for 20%, but I think I would campaign for investors before I took the hit on the crazy FHA fees.

The New Jersey Real Estate License Act, which also is known as the Real Estate Brokers and Salesmen's Act, makes clear that only a person licensed by the New Jersey Real Estate Commission (the "Commission") may engage in the activities of a real estate broker, broker-salesperson, salesperson or referral agent: No person shall engage either directly or indirectly in the business of a real estate broker, broker-salesperson, salesperson or referral agent, temporarily or otherwise, and no person shall advertise himself as being authorized to act as a real estate broker, broker-salesperson, salesperson or referral agent or to engage in any of the activities described in R.S. 45:15-3, without being licensed so to do as hereinafter provided.

Oh I intend to already have my first month planned out neighborhoods to farm, numbers that aren't under "do not call" list to call, FSBO's to hunt and persuade, also explode my advertising and marketing in the areas I have in mind to gain my own buyers sellers developers etc!

If it isn't metered we have to keep it in our name and market it at a higher price with water included.If they are separately metered, we advertise it at the lower price then give the applicant the option of adding water to rent for the average amount or to provide a higher deposit to help offset the unpaid amounts we get stuck with.
