SOOO many of you come here with mere opinion, and what they are telling you makes ZERO sense, so many of you are failing misserably at this... and NO ONE questions those opinions and everyone readily accepts them, votes for them and tries them...Then someone comes along with actual proof and logic, intelligence and common sense.. and HE gets the doubt, the skeptism, the resistance, the challenging remarks and the disbelieve.It is truly fascinating to me.People make decisions based on emotion, ego, stubbornness and habit... not on facts, data, evidence, or intelligence.

Many tenants have so infrequently received their deposits back they consider it a fee so have no incentive to sweep before sliding a heavy piece of furniture or stop sliding if they hear a scratching noise, etc.

Got to be careful and really clear here - its not an unreasonable ask - but its a totally different request (and will be challenging) to be requesting capital investment from a partner with zero actual monetary "skin in the game"

@Tom Server we have had owner/investors hire us when they’ve actually lived in a property (duplex/triplex) because they did not want to deal with the tenants or have the tenants know that they were the owner.
