Nor would i buy a rental on my same street.  

Can anyone provide insight on the process of obtaining licensing in Nebraska, maintaining the license, annual fees, need to actively broker etc.

I've never been to Hawaii but if I were you I would drive every street looking for a distressed, unloved property.

The property had been on the market for a while without much activity, so we made an offer at $5,000 (so 95k) below asking with paying taking 3% closing costs.

Hello All,Having purchased several turnkey properties for buy and hold, I am now switching gears and desire to become a more active investor.I am interested in knowing if other investors are using  fix and flip or BRRRR strategies with success in the central valley of California, specifically Merced County.   

Additionally the root systems of these large trees can damage the main water lines to the street, pop up sidewalks near the building, and crack the foundation of the building itself.A regular inspector is not going to do the plumbing.

I'm pretty sure they actively clean up the comments on their channel
