@Nolan Mahoney, if you're looking to buy another primary residence with low down payment, DSCR is not an option you should consider exploring as many may suggest.

My main question is does anyone have lease or contract that they could suggest for me to review for this type lease?

I dont see much of the SF penninsula being a target for landlords these days especially with SFRs  MF sure plex's sure.. but SFR are so expensive I really wonder how many folks buy those with the intentions of renting them.

I'm just wondering do prospective tenants even take into consideration garbage disposals?  

Just FYI for those of you who are suggesting the Maryland poster self-manage the property themselves. 

He suggested shopping around with other GC's to see if they could beat the numbers he was getting.

Tianyun Zhang if you have no experience buying real estate I would suggest stopping and not buying.

I would suggest talking to Hard Money lenders.
