I would like advice on how to proceed, if this would be worth any further time.This is a FSBO single family, 6 br, 1 bath. 1st floor is kitchen, living, dining. 2nd floor is 1 bath, 4 bedroom.

If you don't want OSB for subfloors or sheathing, you can upgrade with plywood, I don't see the need...My $67 a foot includes extras such as, 9' first floor ceilings, wood burning fireplace, high hat lighting, upper tier granite kitchen & bath tops, hard wired for alarm system.

One in the 24x24 kitchen & larger one in the Living room with ceiling venting to a ground floor master & en-suite.Our tenants LOVE the pellet stoves & rarely use the steam heat.Yet after 8 years I just had the following repairs (parts from http://www.stove-parts-unlimited.com)Convection Blower $185.00, Feed Motor & Spring Assemblys $385.00, ThermoCouple $78.00, ThermoCouple $cover 24.00....Total $672.00

Cold Rents,( they pay for the electricy, water, heating and so on ) good economy and low risk of the owner.Owned today by the company and can be sold as a company or through normal real estate sale. 4 residential buildings with a total of 9 apartments, 5 apartments with 3-room and kitchen and 4 apartments with 2-room and kitchen.

When I entered the unit the place was trashed, the carpeting looked like dandelion puffs from cats tearing at it and the place was utterly filty with a huge plate of meat sitting on the kitchen floor.
