The inspection found a few items that need to be fixed.

Two of the properties that I looked at won't cash flow (at least by my calculations) and the third doesn't cash flow based on the 50% model and only has a cash on cash return of 1.5%.The goal for this week will be more letters to see if I can find a deal (I've only looked at a hand-full).

If the park is more of a MHP model, and there aren't many daily's, then I'd suggest trying to maintain more of a monthly model if the cap rates are that much higher.  

But there's 2 separate line items on there.

A critical item is title insurance, which may be difficult to get after a tax foreclosure. 

You can't expect a tenant to supply an expensive item like built-ins.

But using the gift cards to buy personal use items.

You can deduct state taxes if you itemize.

During inspections check everything and have bids on the items you mentioned plumb/electric/furnace, these need to be professionally done.
