@Zach Mitchell @Elizabeth Wilson Understood - My questions are from the perspective of online lead generation, where we know the person is looking to sell their house quickly, so they are a motivated seller - not the driving for dollars approach (which, as Zach stated, I agree those leads are of very low value individually, since it is a lot of guess work).

I assume it means you need to wait around a year or two generate a positive rental cash flow and appreciation and then take a loan on that equity ?

If it's in a blighted area the opposite will happen no matter what you as an owner do.When a new owner takes over from the previous one they have to generate a sustainable ROI or its won't turn out so well.

I would also add that these rehabs will take just as much effort, time, and money (less money actually if you self manage and do some yourself) ... the main difference is that you add 2x-3x to the value add profits generated by the same rehab in most cases compared to less expensive out of state markets.

There are too many cooks in the kitchen and the project and IRR suffer-Licensed professionals that fall into FINRA-based compliance regimes given their business model shun these deals because they're too small to generate commissions sufficient to cover the cost of compliance-FINRA-based professionals propagate reams of nonsense in the industry to justify paying layers of fees that are not needed.

I'm stuck between a rock and a hard place because even though I plan on using cash for flips to continue to build working capital I still want to be able to place tenants in some buy and hold properties to generate cash flow and then cash out refinance to keep rolling the money over into new properties in order to build up my portfolio.
