There are some  pitfalls to be aware of. 1. there is enough cash from the refi to add to the purchase to justify this complex structure2. the timing needs to be pin point, meaning the closing of the purchase is the same day as the closing of the refi.Something to add to the tool box if this move adds value to the transaction.

Hi all, I am just starting to evaluate multi-family deals and came across a 23 unit multi-floor complex. 

I am looking at purchasing another multifamily apartment complex in the Phoenix area.

So, I work in a leasing office for a 500 unit luxury apartment complex and we are currently understaffed and overloaded with new prospects everyday.

With no proof either way what are your odds of winning in court? 

It adds up and I do have pics in case the ex-tenant decides to go to court. 

A Quiet Title action runs $3,000-$5,000 depending on complexity.

Even then... in every jurisdiction I know of they’d be overstepping the Act if they forced a tenant to pay for it and it would be overturned upon appeal at Appeals court.
