I recommend you consult your title company. 

I don't often say this, but I think this situation requires you to consult an attorney.

@Josh StarnerI would consult a real estate accountant, as there are serious possible tax consequences to just rewriting an LLC.

Someone may know better than myself as I am only a new real estate broker in Washington state, and laws vary greatly by location, but I would encourage you to consult with a real estate attorney in your area.

I'm not able to elaborate because I'm not qualified to do so but I've done a lot of research in my day and have found more times than not that after consulting an attorney, there's usually another section of the law or a case to support a different position. 

Seems like Buyer and Agent are not on the same page and that may all be solved with a bit of communication or a consultation to get those goals align and into reality with the market.

I'd advise to consult with a real estate attorney as to your options, if any.

You will want to consult a tax attorney about the deals you do in your personal name.
