Seems that if you can't do a solid cosmetic rehab with a few minor items like appliances all for under $10k and immediately get the $2100/month rents, it may be a dead deal - and that's assuming you can even get it for $224k right?

However - my sister wants to move in around july and I may have a sig other to live with as well which would be at least 500 in rent either way.Other concerns are how to allign for costs of everything coming up - as in how often do entire kitchens/appliances/etc need to be replaced and should I average all those out long term/per year/etc?

Everything is functional (new HVAC, ok roof, good appliances), just a bit out-of-date bathroom, kitchen, floor, very old kitchen cabinet.

Also, it was obvious the buyer’s agent had the inspector nitpick on every little thing (e.g. 3 hairline settlement foundation cracks which from my understanding is common on most homes but he is asking if he can have a company certify the foundation, calling out no insulation in the attic when there is a cover above the door, asking for co2 sensors to be added when there’s not even gas appliances or attached garage, etc.).
