Renting house by the room in college towns

I am looking to buy single family homes in college towns and rent them out by the room. I was wondering if any people have information about doing this in the past. Besides the basic appliance what do you need inside the house to make it appealing. Do you furnish the living room and the bedrooms. Any information would be great for.
