Is there anything about the terms of the agreement that I may need to think through in my analysis (beyond the percentage they require to manage the property)?

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

As many have done, I spent a few years in the analysis/paralysis phase but my wife and I finally pulled the trigger on a single family house with a rentable basement in Irving Park in October!

Even when people evaluate property value, it depends on what comparable properties they choose, which means you need a skilled person doing the analysis.

Have you run a deal analysis on it with the calculator? 

Sounds like this is not an investor focused agent and she does not have business systems set up to make your life easy.Does she provide analysis with properties she does visit?

STR analysis is starting to come into play as well.Pros – cash flow is the only income requirement/documentation needed.

Can someone explain what these numbers mean and which number I should use for my rental property analysis if any?
