@Karen Margrave  - Not saying the agent is bad for taking the listing, I am saying they are not doing their client any good by not educating and by the phone call I had I don't think much of the agent.

(I had no idea cash rent collections have been around 7 years now).Despite 3 calls and 40 minutes on the phone with them, Rentpayment.com was unable to provide a written list of property management software / websites that they integrate with, and clearly has customer service issues. 

The property was pulled off the MLS before this morning but after the second phone call. 

Nice to have as a buyer.Most of those guys can quote you over the phone if you'll measure it and take some pics.

Besides the obvious office rent, phone, internet, website costs, lic fees, your e and o will run about 1000-1300 per year.

I showed interest in a property online and immediately got phone calls from Agents and Investment Groups interested in working with me.

Then she immediately turned around and called her husband and screamed at him over the phone "...YOU THREW AWAY THE SEAWEED SALAD I MADE FOR YOU!...
