Hello everyone, I'm currently in the Houston TX market and am waiting to purchase my first multifamily deal.

Maybe I was too ambitious by expecting to get a solid property in a solid area for $100k below assessment with no competition... but man, I am going to have to up my game! 

And even then, those really experienced folks are able to raise capital by hiring intermediaries (aka brokers) who are specialists at putting together the capital stack (equity/cash from the LP/investor + debt/lender + co-invest from the GP/developer). 

Am I considered a riskier borrower?

Hello there,I am a first time "out of town" investor, looking into Pittsburgh's Metropolitan for my first deal.I focused mainly on Allegheny county mostly, but having a bit hard time focusing on one specific area.My strategy is to purchase a property for long term rentals.I was hoping to get some insights into attractive areas for first timers such as myself, with good prospects and at reasonable costs?

I am not sure I fully appreciated the scale of risk as I was not aware there are daily fines associated with class B violations.Following closing, I reached out to an expeditor I was recommended and the guy basically took my initial money and did nothing and then stopped responding to calls/ emails - finding nobody will work in NYC without money up front is hard.

When an applicant is needing a guarantor/co-signer, do you make the guarantor/co-signer fill out the same application as the one who is applying?

Am I able to contact the tenant directly to schedule a visit or it has to go thru the agent?

When I have similar issues I try to remind myself that they are good problems to have and I am blessed to even be a housing provider.
