Work on a payment plan, but have it such that the entire cost of the damages are paid in full before the lease ends. 

I'm definitely not trying to pass off the entire house purchase and renovation.

I looked into multiple scenarios, but the one that seemed most interesting was to size the roof panels large enough to cover the load of an entire 2 family.

We wanted more property for our family and extended family and I knew I could use it as an STR to offset costs and pretty much give us a place that pays for itself while getting some tax benefits, equity, and possible refinance in the future.

He contacted the local building department who ruled that the entire second story of his home was illegal.At this point I could have said forget it and walked away from the deal.

If that time frame has passed you need to send the entire security deposit back or they could go to court and could get triple damages.  

@John Warren Some I do post on MLS, but I like to meet all applicants before recomending them if possible and I would rather keep all the commision. lol.
