The time period under consideration is also a key ingredient: your above post seems to implicitly assume an annual period - this is both a common and convenient window, but other durations may also be used.If a landlord choses not increase rent on a tenant at every opportunity that presents in the short term, it does not preclude an optimized performance of the property over the longer term.We have an instance right now where we have chosen not to charge market rent.

By 8 pm I had an upset text message from the occupant with a picture of the 3 day notice, asking if it was really necessary to post it, since she had already given me a date when the rest of the rent would be paid (which conveniently falls inside of the 3 day notice period).

Use controlling communications not convenient ones.  2) I'd have a face to face meeting with her and outline how things are going to be from now on, I'd go as far as calling the sheriff and explain to them you're having trouble with a tenant with an aggressive dog, that you need them to come with you to the meeting, they will get animal control involved.

I think you'd be best off getting something that would wear better than the super cheap stuff.As a tenant, I just want outlets and switches that work, and preferably a lot of them in convenient places.
