Typically, I would suggest starting with a local investment strategy such as househacking to get your feet wet.

I would find a mentor or a RE company you could work for to get your feet wet.

Moving to a new city I would definitely jump into a house hack ASAP, and get your feet wet that way.

Either house hacking or turning it into a STR/LTR just to get your feet wet without the overhead.

Chickens are really Hard on  property and nothing I mean nothing smells worse than wet chicken poop ..but I’d guess you have little knowledge of farm life and raising chicken 

Not to mention the tax benefits.You could get into real estate and start building up capital for rentals by wholesaling or flipping houses, but in your situation it's much more practical to "get your feet wet" with a house hack.

So I'm interested to hear any advice you guys may have on getting my feet wet in the real estate world.

As for your first rental, I always suggest get something in a better neighborhood with some stability to get your feet wet.
