Though I'm not local to you, it sounds like you're doing the same things as I'm trying to do along the gulf coast of Mississippi.

On the Mississippi Gulf Coast, our season is year-long with bumps in June and July.

I recommend looking up on the Internet if there is a New Western Acquisitions branch in your area, if so, they specialize in off market distressed properties, and they have deals for WAY under market value!

I replaced mine for about the same coast as you mentioned.

Even if it's double out there on the West Coast there's no way you should have paid that kind of money for two toilet replacements.
