We also like to do a video walkthrough as well, tougher to fight that in court.

They are successful because they are unique and well marketed on Instagram (organic following with some influencer stays, too).  

If done conservatively you will still have cash flow from the original property and will then be earning cash flow and appreciation on a second investment as well.
