in the Portland market you have the REIA and you have RAREBIRD  RB is an annual fee but it weeds out many and the folks that are members are doing deals.. the folks running it are experienced and they do a very nice job I always recommend this group..  

If you do work with a broker understand, you set the tone, you set the criteria and let them know that you will interview only those qualified, like that you are not wasting time.

Hope this awesome community can help refer someone.Two houses down, the house looks really nice inside, but is about 300 sq. ft smaller and sold last year for $120K.

It's a small house but it's nice, it's clean and $500 less per month.

It has nice features like big windows in front, and it is just down the road from a very nice lake!

There are some nice duplexes out there too, which is our backup plan in case we can't find a 3 or 4 unit.

That process doesn't work if you buy a nice house with a maximum LTV conventional loan because you've done nothing to increase the value.
