My suggestion is to go ahead with the inspection so you can get the detailed credit info.

By "research," I mean actually check if the tenant is in violation, like once they went out and took pictures of the "street parking violation," then went to the hearing with the pictures, along with the tenant, where the tenant argued they do not know the owner of that vehicle.
