@Kevin SiIf you hold a property personally, you get a homeowner's/landlord (name varies apparently) insurance policy and an umbrella policy. 

Depends on how you structured the loan but I think you're gonna get 'clipped' by your bank. 

Depending on your equity structure you can play with the GP/LP equity.

This deal CAN still be done, but the owner in FL has to step forward and work out a resolution with the IRS, which can certainly be done, and, depending on the owner's other circumstances, the resolution may be quite favorable to the owner.  

So when I called the company they said I had to pay $595 fee that might be refundable depending on if I close the deal or not.

@Stuart Udis Depending upon the state, you can go after their bond as well.

On "invest where you know and live first" - I think that's great and it depends.

If your retirement utterly depends on having adequate cash flow from your properties, any downturns will cripple you.

The schools vary wildly depending on neighborhood, with Parkview Village at a 7, and Chickasaw at a 6.
