@Robert Herrera Ok got it, so I understand why separate LLC for rentals but flips is it so if there is an accident and someone gets hurt like a worker during the renovation they can go after the LLC not our personal assets?

Of course I've had unexpected expenses along the way which have hurt cash flow for short periods of time (you can't avoid that type of stuff).So in the end, figure out what you need to cash flow monthly and just jump in (when you're comfortable).

Laminate is a excellent floor as well but is a little sensitive to water like a fog accidents in the same area and walking in with snow covered shoes.

Our PM usually has someone moving in within days of the prior tenant moving out, unless there are unexpected time-consuming repairs that are necessitated by the tenant's damage.
